    If you are searching for a well known, highly respected, and very smart landlord/tenet lawyer, James Fishman, Esq. is your man. He settled out of court my case with an extremely contentious landlord, a family organization owning multiple properties, that has an in house legal dept. Ja mes was very straightforward with me regarding my chances if litigated. My landlord had an active suit against me personally for the commercial property in question. James guided me as to what monies should be offered to achieve a settlement and made sure the legal points were fine tuned. The major bone of contention was rent due during COVID lockdown and the months following when there was very little business in New York City. It was very helpful to have found a lawyer in whom I had the utmost confidence. A settlement was achieved and a lease forward signed.

    James Fishman was a godsend for me and my husband. We needed to break our Manhattan rental lease to move to a retirement community in North Carolina. New York State has a statute that allows seniors to do this under certain conditions that we met. However, breaking a NYC lease is not for the faint of heart because the penalties can be substantial. Additionally, we were concerned that the landlord’s representative would be difficult to deal with. I did my research and found Mr. Fishman and even was able to see a video of his testimony before a City Counsel housing committee. We met with James virtually and found him to be accessible, quite knowledgeable, reassuring and easy to work with. He drafted the letter announcing our intent, the letter requesting the return of our security deposit, followed up on the security deposit and processed it through his escrow account, sending us the correct amount. The very valuable thing James gave us was peace of mind.

    We hired Jamie in 2018 and he represented us for over seven years as the plaintiffs in a very complicated landlord tenant dispute to prove our apartment was rent stabilized. Jamie was incredibly knowledgable about the law, and also tenacious in his defense of our claim. His motions were timely and well written. We completely trusted his legal advice and knew he would not have us settle for anything that we were not completely comfortable with. He was always forthright and well-reasoned. He also knew when to push hard and when to try and find consensus among the parties. In the end, we decided a buy-out was our best option, but we never felt pushed into a decision.
